This beautifully appointed penthouse was designed by Douglas & King architects in 2011 and built out by the current owners with meticulous attention to detail. Nestled in the heart of Shoreditch and surrounded by stunning city sky-scape views, with its fully planted wrap around terrace, it still manages to feel like an oasis of calm within The City.
The architect's brief was to build a modernist house, with the high ceilings and generous proportions of a Georgian property. The client's vision was for access to the terrace and the views to be available from all of the main rooms and the resulting build delivers on that mandate.
The use of glass throughout the build has created a living environment with an abundance of natural light and the sympathetic use of natural materials and an emphasis on horizontal lines and geometric forms in its design, creates a calming space incongruous to the centrality of its location. The expert planting of the roof terrace partially shields both the external and internal areas, hiding this property from direct view.
On entering the apartment you come into a wide welcoming hallway which makes an immediate impact with its high ceilings and central skylight. Past the third bedroom / study you enter the main living space with three distinct zones; dining area, living area and garden room which has another sky light above and sliding doors leading out onto the westerly facing section of the terrace which is finished with eco-decking.
The kitchen is open plan to the main living space but can be closed off if desired with a sliding door system. The kitchen is comprised of bespoke, two tone, stainless steel units with a mixture of Neff and Smeg integrated appliances. Atop sits a stainless steel worktop with a Tadelakt polished plaster splash back above.
Access to the southerly facing terrace is via a full wall of glass sliding doors, allowing you to close The City out or welcome the outside in. The large dining area can be transformed into an alfresco space extending the main living room, simply by opening these doors up. This section of the terrace is finished with granite pavers, while the surrounding Lota concrete planters are fitted with an automatic irrigation system
To the rear and easterly end of the penthouse are two double bedrooms, both benefitting from air conditioning, a large utility room with bike storage and a guest bathroom. Both bedrooms have direct access onto the decked terrace, while the master bedroom is adjoined by a large en-suite. The bathrooms are finished with porcelain tiles and Hans Grohe taps, while the shower enclosures have fittings from Aston Matthews, Zyam valves and Raindance heads, fed by a megaflo system. The ensuite features a bespoke double Corian sink.
Ceiling heights are 2.8 metres throughout and the combined size of all of the terraces and demised roof space is approx 1500 sq ft. The windows and doors are Olsen Sunflex powder coated aluminium and there is Dinesen Douglas Fir solid timber flooring in all living, bedroom and kitchen areas, with zonal underfloor heating throughout. The heating and hot water is gas fired, supported by a rooftop solar panel. Silent Gliss blinds are found in all bedrooms, bathrooms and the kitchen.
This penthouse is situated on the 4th floor and is accessed via its own lobby. There is a secure entry phone system and lift as well as private CCTV. Completed in 2013 the building fabrication is steel frame, timber eco joists, with breathable membrane and Eternit rain screen cladding. The structural engineers were Price Myers and Electrical Engineers Michael Popper Associates.
In the South Shoreditch Conservation area this penthouse is nestled in the foothills of The City of London between Shoreditch central and The City. A short walk to Spitifields and Liverpool Street, as well as Old Street and Shoreditch High Street for transport. You have access to the vibrant area of Shoreditch with its award winning eateries, restaurants, cafés and night spots. Yet this penthouse is situated within a predominantly commercial enclave of buildings, away from the main thoroughfares.
